The part nobody sees

Bathrooms don’t fail on the tiles. They fail behind them.

When a bathroom goes wrong a couple of years in, it’s almost never the suite that caused it. It’s water that got past the tiling into a wall nobody tanked, or a floor that flexed and opened the grout up. None of that shows on handover day — which is exactly why it’s the first thing that gets skipped when someone is quoting cheap.

  • Wet zones boarded and tanked before a single tile is fixed
  • Floors made solid and levelled, so nothing moves under the covering
  • Set out from the centre, so the cuts land where they should
  • Falls checked to the waste on trays, formers and wet room floors
  • Sealing done last and done properly, not rushed at knocking-off time
How a job runs

Four stages, and no nasty middle bit

Older properties round here hide things — soft boards under a bath, tiles fixed straight onto plaster, pipework routed by somebody’s mate in 1989. Anything we uncover gets a phone call before we carry on, with the cost implication attached.

We come and see it

Sizes, pipe runs, what’s behind the boxing, how the floor feels underfoot. Nothing is priced off a photo.

STAGE 02

A price in writing

Labour and materials split out, with a realistic number of days. Where there’s a choice to make, we price it both ways.

STAGE 03

Out, then back in

Old room away, walls boarded and tanked, first fix run, then tiling, suite, screen and floor. Same faces, full days.

STAGE 04

Tested and handed back

Everything run and checked for leaks, sealed, cleaned down and shown to you working before the van loads up.

What should we expect to spend on a bathroom?

It moves around a lot, because the suite is rarely the biggest number. A small shower room and a family bathroom tiled floor to ceiling are two different projects. You’ll get a written breakdown splitting labour from materials, so you can see which choices are actually moving the figure and swap them if you want.

How many days will the bathroom be out of use?

A full refit is usually most of a week; shower rooms and straight swaps are quicker. If it’s the only bathroom in the house, we order the work to get the WC back in service as early as we can, and we’ll tell you honestly which days are the awkward ones.

Do we choose the suite or do you?

Whichever you prefer. Some people arrive with the whole thing picked out. Others hand over a budget and a rough direction and let us come back with a couple of options that suit the room. Both are fine by us.

Who gets rid of the old bathroom?

We do. Suite, tiles, flooring and rubble all removed and disposed of. The room is brushed through and wiped down before you get it back.

Can a bath be swapped for a walk-in shower?

Yes, and it’s our most requested job. Bath out, waste and feeds re-run, walls boarded and tanked, then the tray, screen and tiling. In a standard room it’s a matter of days, and the space feels much bigger afterwards.

Shower room or wet room — which do we want?

A shower room has a tray with a screen. A wet room has no tray at all: the floor itself is tanked and laid to fall to a drain, so nothing to step over. Wet rooms need more work underfoot but they’re the strongest option for level access.

Do you do the tiling, flooring and electrics as well?

All of it comes under one price — walls, floors, and the electrical bits like spots, fans and shaver points. Because it’s the same crew throughout, nothing sits idle waiting for another trade to turn up.

Our floors move and nothing is level. Problem?

Not really. Between the older terraces round Wakefield and the ex-mining stock out towards the Five Towns, uneven floors and out-of-square walls are the norm. It means setting out carefully and packing where needed rather than starting in a corner and hoping.

Is there a charge for quoting?

Not a penny. Someone comes round, has a proper look, and a written figure follows. Take it elsewhere if you like — we’d rather that than chase you.

Wakefield and the surrounding area — Ossett, Horbury, Sandal, Outwood, Stanley, Normanton, Castleford, Pontefract, Featherstone and Hemsworth. If you’re just outside that, ring and ask.
